Some Things To Consider Before Applying......
1. Be forth right, and honest!! False representation is grounds for immediate disqualification.
2. All properties are offered without regard to race, color, religion, national origin, sex, disability, familial status and we are section 8 friendly.
3. Every adult, 18+ , must be included on a lease and must undergo a criminal, credit, and eviction screening.
a. Applicant must have a checking account to qualify.
b. There is no application fee but applicant is responsible for purchasing the non refundable screening fee of $ 35.90 paid to TVS (a Transunion company) via their website.
4. Unfavorable Credit- OK!! Bad credit isn't a dis-qualifier, but you must be financially strong. We must obtain a balanced financial picture to determine your ability to pay the rent. We require 3 months of checking and savings account documents along with 4 recent pay stubs.
5. We require a list of your current debtors and original documentation of all monthly debts owed (ex... Utility bills, mobile phone bills). We will make copies and return the originals to you..
6. We are Pet friendly!!- 2 pet max with NON Refundable pet fee per animal . The amount of the NON Refundable Pet fee is dependent on the breed and size of pet. Pets must be spayed/ neutered and documentation is required to this effect.
7. Your income must be 3x the monthly rent ...For example, if rent is 800.00 per month, 800 x 3 = 2400. So in this example, the " house hold " gross income ( before tax) would have to be 2400.00 per month in order to qualify. There are no exceptions to this rule.
8. Applicant must be able to demonstrate steady, uninterrupted employment for 1 yr.
9. Applicant must provide proof of identification ( We require " 1 " from the list below)
a. state license
b. state identification
c. passport
d. or other government issued photo identification
10. Be prepared to render personal references, your current employer reference, and we will also contact your former landlords for their references.
11. Foreclosures- OK!! But....No evictions, No broken leases, No judgments or claims made within the past 2 yrs, unless the judgment or claim is a foreclosure.
12. Before we can show you one of our homes, we will need a photocopy of your state issued license or identification card.
